How it works: rent collected = weekly rent × (52 − vacant weeks). Net income = rent collected − annual costs. Break-even rent = annual costs ÷ weeks let. Gross yield = weekly rent × 52 ÷ property value. Land tax, rates, insurance and loan interest should come from your own assessments and statements. Depreciation, negative gearing, capital gains and income tax are not modelled, so check your figures with an accountant. This is a planning aid, not financial or tax advice.
